WATER


There are no mains services but there is an Onsite Spring Water Supply which has run constantly for The Twenty Years I have known the property . I had it tested and they said it was good apart from pH . This can be adjusted I think with chalk but I recommend you obtain your own advice on this . The water keeps running in frost , I think is warm from underground .

Telephone and Internet

Recently , BT Openreach installed free of charge , up from The Village , The Poles which are ready to be connected to , reasonably nearby , if you ask An Internet Provider to do so . Now I use Mobile Phone Internet when onsite .

Electricity


I use light current power from solar panels . For me , I prefer being off-grid

Heating and Energy


There are Two Energy Performance Certificates , An E and an F . I onsite use Wood Burning Stoves and Bottled Calor Gas . Mains Gas is NOT connected . Mains Electricity is NOT connected .



. This property on offer for sale is very much a Prepper Location . nice large wooded areas . dingly dell bits in which to lose yourself . there is no point in us giving away that quality of life for a song .

. Planning Situation . the development opportunities here are limited in that Two Previous Planning Applications for House were refused , reason given : open countryside . There are however , within The LDP Local Development Plan : potential development options for Redundant Agricultural Buildings to be Re-Used for Appropriate Commercial Purposes . if I was going to live here , stay here longer , that is the Planning Application Route that I would take . Potential Commercial Re-Use of Redundant Agricultural Buildings .

. Although this location has been a settlement for many centuries , Modern Planning Laws only came into force in The United Kingdom , I believe , in the late 1940's .

. History . what happened here was that during the mid 1980's some Punk Rockers did take the Original Cottage as A Squat . This upset the land owner , hence Planning Law Dwelling Rights allegedly expired .

. Then subsequently the concurrent owners , inhabited two of the four buildings on site and lived here for time period longer than 4 years hence gained One Single Certificate of Lawful Dwelling Use . We were advised to NOT apply for a Second Certificate for (technical planning law) reasons we know not . The Second Dwelling Usage was not contested , merely is .

. Certificate of Lawful Dwelling , however , does not automatically enable full buildings re-instatement to modern housing standards . The situation could contain facets in some sort of gray area . As is , today , there is Certificate of Lawful Dwelling use , plus there are on site TWO Dwelling BUILDINGS , these do , each , accrue Council Tax of approximately UK pounds 1250 per year each .

Simplified this means that you can live here but you cannot (at this current moment) re-develop the dwelling into something more modern

Other possible business venture uses considered were : rabbits or chickens production : build a vertical growing system : greenhouse on site : or polytunnel : language tuition : craft tuition : crafts gallery : bit coin mining : Raspberry Pi Computing : or what have you .

Living accommodation of sorts is on site but this cannot immediately be let out in exchange for payment because of bureaucracy . however is possible , recently two EPC Energy Performance Certificates were obtained , graded as an E and an F . These EPC ratings can be improved , for example , through the further installation of another Back Boiler Water System and or Hydro Electric Power Generation or MORE Solar Panels . The Hydro Dynamics do indicate Pen Stock installation could enable 1 hour bursts of 1kW or 50 Watt Continuous Allowing Battery Trickle Charge . You are possibly allowed 20 tonnes per day without Hydrology Certification . Given a 20 metre or 40 metre Pen Stock Height , calculations can be made as example thus . note that the Physics Term JOULE means Watt Per Second . maybe the same as a Newton Meter . anyway .

E = half x M x G x H

where E = energy , M = Mass (weight) One Litre Water is One Kilogram , G = gravity 9.91 m/s rounded to 10 m/s , H = height or head of Water Pen Stock . and The Half refers to inefficiency losses due to energy conversion from potential to kinetic to electrical , uses up about half the energy .

E = 0.5 x 20000 x 10 x 40 = 4,000,000 Joules

sounds a lot but really its a waste of time unless you just want to do it because you want to do it

. continuous that is about 50 watts . but if you run the system only one hour per day , you can have A Kilowatt for an hour , enough to run a washing machine Eco-Cycle .

. realistically the energy system would be integrated as SOLAR and HYDRO . There are many alternative choices surrounding this topic . The actual installations just increase the EPC Ratings . even if they are not wonderfully comparable to mains connected homes .

. Surrounding Area . The nearest significant town is called Lampeter . looking back to when I discovered this place before I made The Purchase , I literally took a map of The UK and looked for the most remote towns and this one , Lampeter , really , for me , looked ideal . Lampeter is in my opinion about as far as you can be from anywhere (in the UK) whilst maintaining access to Supermarkets , Pubs , Shops , Dental , Doctors , Vets , Supplies whilst civilisation is still up and running . then if TEOTWAWKI happens THEN you have the required distance from population centres which are going to have problems .

DISTANCE FROM LAMPETER : is about 6 miles but these are Six Welsh Miles . What I mean by that is that the roads go uphill and downhill , hilly , also the roads can be narrow . also In Winter you really should take care in case there is ice on the road . In my peak fitness , I could use a bicycle and travel to Lampeter and back in one and a half hours . that is 45 minutes eachway . my method is cycle downhill and walk uphill . an electric bike would make things much faster and you could cyle uphill as well as downhill .

Lampeter could be considered to some extent A Hippy Town , There is a Womens Refuge to the north and to the south is The Legendary Tee Pee Valley , in Talley . This emerged after The 1985 Battle Of The BeanField , related to The UK Travellers and Rave Scene . Having said that , many local people could be considered to hold conservative values and have a strong connection to The Land as this is an Agricultural area .

Once in Lampeter , there is A Co-Op Supermarket plus A Sainsbury's Supermarket , several other vendors , Bakers , School(s) , MiniMarts , Pubs , Cafes , Organic Shops , Plumbers and Builders Merchant , Hardware Shops , Agricultural Suppliers , Doctor Surgery

. Saturday Afternoons do seem to have a bustle about them . there are events such as The Food Festival held in The University Grounds which is in the town center . As this is Wales , it is Bi-Lingual Welsh and English .

. Climate . Rains A Lot Here .
On a comparison to Las Vegas , what they receive in a year , we receive per month . Over 50 inches of rain per year here in Lampeter compared to Las Vegas 5 inches of rain per year . Once the place is wet , this permeates most things creating condensation . Once the place is dry , this permeates most things creating dessication . What I am saying is that Humans have a very limited range of temperature and humidity , for the sake of argument , we cannot live with environmental temperatures below 15 degrees C nor above 35 degrees C , so we have an overall range of about 50 degrees C . And our ideal comfort zone is around 20 degrees C .

However , some of my most comfortable days here on The Wales Farm have been in February , with snow on the ground when the temperature falls below freezing zero degrees C . Why ? At temperatures below zero , the air humidity is lower . This feels very comfortable . In fact luxurious compared to Las Vegas Summer Outside . I like that cold .

Talking of Vegas in terms of Climate relative to what happens in this locale , both need different methods to make life comfortable . I did live here off-grid ten years for a reason and that was to develope my energy systems . Thermo-Dynamics means Heat-Moving , now that can also mean Cold-Moving , or Moving-Coldness , or as you would be more familiar Air-Conditioning and Refridgeration .

What we are talking about here is ENERGY and controlling energy to do what we want energy to do . I developed Off-Grid Systems that don't use electricity yet produce heat or cold . This means stolidity , or Robust Machines that literally run on their own accord to produce heating and refridgeration with no Electrical Power Generation Input . Literally this could mean that Las Vegas Buildings , Made Cold by using Sun Heat . make Cold from Heat , I can do that but no-one is interested . Realistically it is better to start from scratch elswhere at a different location . Less politics then we can just do the engineering required . Although individual buildings could be completed as trial experiments .

When I worked in industry , I often told the managers and designers about EMP plus none of their systems were worth a light and I was ignored . Industrial Food Production , Piped Fresh Water Supplies , Communications , all of these really are vulnerable for EMP failure
and unprepared for such failure

The skies are good. Night sky is relatively light-pollution free , never seen so many stars. Also in October there are many comets , or little ones at least, the shooting stars. And the Owls are here too .

This place has been here a long time. The Enclosures Act , this house is scripted on the Commutation Schedule year 1841 but it is older, the Romans were down the road , built a few roads too . Down at Dolaucothi The Romans had A Gold Mine

Note that the name of The Roman Gold Mine is called Dolaucothi
and that the word Dolai is Welsh for the linguistic word root for Dollar
This Dolaucothi Gold Mine is three miles distance from here and is now A National Trust Tourism Location that is open to the public .
